What is TinkiRent?
TinkiRent manages rent and tenant-borne charges across your rental units — houses, flats, shops, a small building, or the beds in a PG. It tracks rent due, fixed recurring charges like maintenance and parking, variable bills like electricity and water, shared bills split across units, payments, outstanding balances, security deposits and agreement renewals.
It runs the billing cycle on its own. It raises rent and charges on your bill day, lets you send each bill to your tenant on WhatsApp in one tap, accepts the tenant’s word that they have paid, and issues the receipt once you confirm the money arrived. Automated reminders are coming soon. Your tenants never install anything — they get a secure link to their bills, with no account and no app.
Rent Collection is not a report. It is a queue of things that need a decision. When the month is normal, there is nothing in it.
What it handles
Rent on any schedule
Monthly, quarterly, half-yearly, annual or custom — and the bill day is set separately, so annual rent with a monthly electricity bill works exactly as you would expect.
Tenant charges, including shared bills
Fixed recurring charges, variable bills, one-off recoveries, and a common bill split equally or manually across the units you choose.

Payment tracking and confirmation
The tenant reports a payment once, for everything they owe. You confirm, partially confirm, or query it. Arrears settle oldest-first, and you can override the allocation.
Frozen bills and receipts
An issued bill never changes. Corrections post as their own adjustment line, so a tenant is never told a total that quietly moves afterwards.
No tenant app, ever
Your tenant gets a link. They see what is due, report a payment and collect a receipt — no download, no signup, no password.
A bed is a unit. A room is a group. An occupant is a tenancy.
PG operators run the hardest version of this problem — occupants moving in on the 20th, part-months everywhere, the payer often not the person in the bed. TinkiRent models it with no special PG mode and no separate product.

On your bill day, TinkiRent sweeps rent and every charge entered since the last run onto one bill, and freezes it.
Send
You send the bill to your tenant on WhatsApp in one tap. Automated reminders that stop the moment the balance clears are coming soon.
Track
The tenant taps "I have paid" once for everything they owe. You confirm it arrived, and the receipt goes out.
Close
Payments allocate oldest-due-first, arrears carry forward, deposits and agreement dates stay tracked. The cycle closes.
And if nothing is abnormal, you never hear from us.

You pay for capacity, not occupancy. A Managed Unit is a live unit — occupied, vacant or between tenants. A tenant moving out does not change your bill, and we never charge you more when a unit sits empty.
Nothing is metered. No fee per payment, per message, per receipt or per tenant. The subscription is the whole price.
Add units any time; reduce from next month. Units added mid-month are charged by the day for the rest of that month, and your charge date does not move. Archive a unit and its slot frees up immediately for another one, at no charge.

What TinkiRent does not do
Worth saying plainly, because it is why the product stays simple and cheap.
Not a PG operations suite
- No occupant ID records, ID scans or police verification. If your municipality requires a register, you keep the one you already keep.
- No complaint or maintenance ticketing.
- No food, mess or menu management — though a mess fee is just a recurring charge, and that we do.
- No staff accounts, shift access or warden roles. One owner account, no staff logins.
- No bed booking, enquiry pipeline or waiting lists. TinkiRent starts once someone has moved in.
- No biometric or gate-access integration.
Not a property management service
- No tenant sourcing, listings or broker marketplace.
- No inspections, repairs or maintenance vendor coordination.
- No tenant KYC or identity-document collection.
- No agreement drafting, e-signing or document storage. We track your agreement dates and warn you before expiry; we do not keep the file.
- No meter readings, tariff slabs or utility-provider integration. You enter the amount you are recovering.
- No escrow and no deposit custody. Deposits are tracked, never held.
If what you need is the rental administration handled — not tenant sourcing, inspections and maintenance — you should not have to buy property management to get it.

Two units or twenty, the monthly work is the same shape
The owner TinkiRent was designed for has two to twenty rental units — flats, an independent house, a few shops, a small building — collects by UPI, bank transfer or cash, and also recovers maintenance, parking, electricity or water from tenants.
They are usually not a company. Very often they are the one person in a family who ended up managing everyone’s rent, working out who owes what every month, writing the same bills for the same people, and keeping track of who has paid.
That is the work TinkiRent takes over. Not the ownership, not the decisions — the admin.
Multiple properties, one view. Billed, received and outstanding across every tenancy, with unlimited properties on every plan.
The shared electricity bill, split properly. One common bill across the units you select, equally or by amounts you set, landing on each tenant's bill.
Arrears that settle in one payment. The tenant pays once for everything owed and reports it once. You are not reconciling four part-payments against three months.

Frequently asked questions
What counts as a Managed Unit?
A Managed Unit is one live rental unit — a flat, a shop, a house or a single bed in a PG. Properties and unit groups (blocks, floors, rooms) are unlimited and free. Only the units themselves are priced, at ₹30 per unit per month.
Does a vacant unit still cost me?
Yes, and deliberately. You buy capacity, not occupancy — a unit you are actively managing counts whether it is occupied, vacant or temporarily out of service. It means your subscription does not change every time a tenant moves in or out, and it means we are not charging you more on the exact screen that is telling you what a vacancy is costing you. If you are done with a unit entirely, archive it and the slot frees up immediately.
Do my tenants need to install an app?
No. Your tenant receives a secure link to their bills over WhatsApp. They can see what is due, report a payment and collect a receipt without an account, a download or a password. There is no tenant app and there is no plan to build one.
Does TinkiRent hold my rent?
Never. The platform does not hold, pool or route rent money at any point. In Assisted Rental Manager your tenant pays you directly and you confirm it arrived. When online collection arrives, funds settle straight into your own merchant account — not ours. Deposits are tracked, never held; there is no escrow.
What happens if I archive a unit mid-month?
The slot is freed immediately and can be reused for another unit at no charge. There is no refund for the month already paid, but nothing stops you putting that slot straight back to work.
Can I add units in the middle of a month?
Yes, effective immediately. The extra units are charged by the day for the rest of the current month, so you pay only for the days you use, and your monthly charge date does not move. Reducing the number of units takes effect from the next month instead.
How many messages does a tenant get?
Today, the ones you send: each bill goes to your tenant on WhatsApp in one tap, or by copy-link, as often as you choose. Automated reminders are coming soon — up to 8 per tenancy per billing cycle, on the cadence you set, stopping as soon as the balance clears. They are part of the plan, not an add-on.
Can I run a PG or hostel on this?
Yes — a bed is a unit, a room is a unit group, an occupant is a tenancy, and per-occupant balances work with no special PG mode. You get bed-level vacancy, per-head charges, day-count proration and bulk setup. What you will not get is the surrounding operations suite: no ID records, complaint tickets, mess management, staff roles or bed booking. If you need those, TinkiRent is the wrong tool.
