Pricing
TinkiRent costs ₹30 per unit per month, plus GST, charged every month by autopay. You choose how many units to pay for. Ten units is ₹300 a month, which is ₹354 a month with GST — the amount actually taken.
The free trial
Every new account starts with a free trial of 2 months, for up to 10 units. No payment details are needed to start. You can subscribe at any time to continue after the trial; if you subscribe during it, your first charge falls on the day after the trial ends.
How you are charged
Every plan has a billing period, and the plan on sale today is billed monthly. The charge for each period is taken at its start, through the autopay you set up with our payment provider, Razorpay, by UPI Autopay, card or eMandate. It continues each period until you cancel.
When you set up autopay, Razorpay may take a small amount to check your payment method, and refunds it. That amount is not a charge for TinkiRent.
What a unit is
A unit is any rentable thing you are administering here: a flat, a shop, a house, a room in a property let by the room. It is priced the same whatever you call it, and the product does not treat one kind differently from another.
What is included
- Every unit you pay for, at the same rate.
- Statements, receipts, the ledger, deposits and move-out settlements.
- Your full history, on every plan — it is never truncated, hidden or held back to sell you an upgrade.
What is not charged
There is no transaction fee. TinkiRent does not take a percentage of the rent you collect, does not add anything to what a tenant owes, and never holds, pools or routes that money. The subscription is the whole price.
If you collect online, your payment provider settles directly to your own account under your own agreement with them. Any charge they make is theirs, is disclosed by them, and does not come to us.
Taxes
Prices are exclusive of GST at 18%. The GST is shown before you pay, and every charge gets a GST tax invoice from us, which you can download from Settings.
Cancelling
Cancelling stops the next charge and does not shorten the period you have paid for — the refund and cancellation policy says exactly what happens.
If a trial or subscription ends
We will stop you adding units. We will not stop you seeing your history or recording money you have already received. Your records remain yours.
