Terms of service
TinkiRent is rent-administration software for landlords, provided by TinkiNest. These terms describe what we do, what we do not do, and what we each owe the other.
What the service is
TinkiRent records your units, tenancies and rent schedules, produces billing statements, and keeps a ledger of what has been billed and what has been received. You are the account holder. Your tenants do not hold accounts and are never asked to create one.
What we never do with money
TinkiRent does not hold, pool or route your tenants’ money, and adds nothing to any amount a tenant owes. Where you collect through a payment provider, that provider settles directly to your own account under your own agreement with them. Where you collect directly, you tell TinkiRent that the money arrived and we record it.
Trial and subscription
Every new account starts with a free trial, with no payment details needed. After it, TinkiRent is a subscription: you choose how many units to pay for, and each billing period is charged at its start by autopay until you cancel. The price is per unit, plus GST, and that is the whole price: there is no transaction fee and no charge that varies with what you collect. The pricing page gives the rate, the trial and the billing period, and the refund and cancellation policy says what happens when you cancel.
If a trial or a subscription ends, we will stop you adding units, and we will not stop you seeing your history or recording money you have already received. Your records remain yours.
Your responsibilities
- Keep your sign-in credentials to yourself. Anyone holding them can act as you.
- Make sure you have the right to hold and share the contact details you enter for tenants.
- Check statements before you send them. TinkiRent computes what you configured it to compute.
What we do not promise
TinkiRent is not an accountant, a tax filing service, a legal adviser or an escrow agent. It does not tell you what you owe the tax authorities, and it does not settle disputes between you and a tenant.
Ending it
You may export your data and close your account at any time. Some records — proof of what a tenant was told and when — may be retained where the law requires it, and we will tell you which ones.
Changes to these terms
When these terms change in substance, they are published as a new version. Every earlier version stays published, and what you accepted stays on record as what you accepted.
